    Most of our medium- and short-term guests are international travelers visiting for leisure or study. They book in advance, pay upfront, and leave the apartment on the scheduled departure date.

    You Break It, You Pay!

    For our medium-term stays with U.S. students, damage is always covered by contracts with schools and study programs. In most cases, Livit simply informs you that a repair has been made or a piece of furniture has been replaced. For short-term rentals, we offer an optional insurance plan — though damage is rare.

    Lease or Management?

    You choose what works best for you. We offer both property management contracts (with variable income) and lease agreements (with fixed monthly income).

    Worry-Free Tax Compliance

    If you choose a management contract, Livit acts as your withholding agent. We handle the payment of the flat tax (cedolare secca) and tourist tax on your behalf through our automated software. Receipts are always available to download from your owner portal.

    Cleaning, Laundry & Maintenance

    Our trusted partners provide professional cleaning and laundry services to ensure your guests always find spotless sheets and welcome kits. Our customer service team manages guest communications through our online maintenance ticketing
    system, sending work orders to our technicians, who intervene promptly. In addition to routine check-ups, we also perform seasonal inspections.

    24/7 Emergency Support

    A Livit representative is always on call for emergencies — day or night, holidays included. It’s an invaluable service for your guests, your property, and your neighbors.

    Bureaucracy? We’ve Got It Covered

    We handle all required compliance tasks for both short- and medium-term rentals: registering the CIR/CIN code, guest registration with the local police, filing the “cessione di fabbricato,” tax obligations, and safety regulations.
